Position OverviewReporting to the Vice President, Residential Development, the Development Manager will be responsible for driving all activities associated with the development of multiple residential, mixed-use, rental and/or non-market projects. The Development Manager will be responsible for successfully bringing projects through conceptual design & design development, approvals, to sales & construction, customer handover and post-warranty periods. Key ResponsibilitiesImmediate focus is on post-entitlement work, specifically retaining and directing consultant teams to deliver high caliber design and contract documentation to bring already rezoned projects to sales launch and through constructionWork closely with the Vice President and other members of the development team to drive all activities associated with the development of residential and mixed-use projectsAlign the consultant team, internal and external stakeholders on a unified overall concept and vision for the assigned development projectsAssemble, manage and hold accountable the design & professional consultants required in the development & design processReview and painstakingly manage consultant drawings and their coordinationNavigate projects through municipal & other regulatory approvals and entitlements Manage community engagement and stakeholder process as requiredManage project proforma, budgets and schedule in collaboration with in-house Finance, Legal, Marketing, Sales and Construction departmentsWork closely with Beedie’s in-house departments Construction to optimize design, ensure that projects are built to plan, vision, budget and schedule, while always seeking ways to add value and innovationCreate and maintain sincere, positive working relationships with municipal professionals and community stakeholders to gauge and address relevant project concerns, risks and opportunities Desired Skills and ExperienceMinimum 5 years of local experience in a Development Manager roleExperience with high-rise mixed-use developments and master plans is an asset Post-secondary education in Architecture, Engineering, Construction, Planning or Commerce (Urban Land Economics and Real Estate), Diploma Urban Land Economics (A strong familiarity with permit applications, local bylaws, and building requirementsProven success securing approvals, adeptly managing budgets and schedules for major development projects Ability to manage 3-5 development projects, depending on the scale of project and its statusEstablished network of contacts within the municipal, consultant and development communities Ability to prioritize conflicting demands, manage diverse personalities and to find the optimal balance between design and financial objectivesStrong problem-solving skills, including the ability to analyze current business problems and implement recommended solutionsProficient in MS Projects and Bluebeam, as well as knowledge of AUTOCAD, Sketch-up an assetExcellent communication, organizational & interpersonal skills Ability to adapt and multi-task in a fast-paced working environment Ability to drive projects forward independently but being comfortable to ask the right questions and knowing when to seek helpEnergetic, entrepreneurial, confident and results-orientated Passionate about real estate development$140,000 - $155,000 a yearThe annual base pay range for this position will be based on the desired experience level for this role.
