PROFILE SUMMARY Wesgroup is poised for substantial growth over the next several years and in preparation for this exciting and challenging phase, we are actively seeking a highly engaged, driven and experienced Building Operator to join our team. As a key member of the Property Management team, the Building Operator conducts building operations and maintenance of all building structural, mechanical, electrical, and plumbing equipment. This role ensures that equipment is maintained in an energy-efficient and safe manner, minimizes downtime, and anticipates necessary repairs. KEY ACCOUNTABILITIES - Maintain and ensure proper operation of the HVAC, electrical, mechanical, structural, & elevator, components of each property. - Be familiar with the various items of equipment, and the methods required to use them properly. This includes building automation systems, fire & life safety systems, emergency generator, and other building related equipment. - Perform minor plumbing repairs, light bulb changes, battery replacements, installation of dispensers, patching and painting, power washing, garbage pickup, etc. - Manage various contractors working in the buildings. - Complete all service requests in order of importance and update the requests at least daily or on completion of each order request. - Assist with building & environmental assessments and reporting. - Produce reports on the operation of facilities and maintenance activities as required. - Recommend maintenance and capital improvements to improve facility operations and increase building energy efficiency. - Respond effectively to all emergencies both during regular working hours and after hours when on-call. - Routine building inspection of equipment for safe operation and proper maintenance including reviewing operational abnormalities or inefficiencies. - Perform move in and move out inspections. - Ensure that all Occupational Health & Safety legislation and regulations are being adhered to as per Wesgroup’s Corporate Safety Program - Complete preventative maintenance responsibilities and related documentation in accordance with the Preventative Maintenance Program - Monitor certain preventative maintenance requirements that are completed by a qualified subcontractor (i.e., fire alarm inspections, backflow preventer inspections, HVAC, etc.) - Ensure that existing maintenance or service contracts are enforced, and contractors are adequately supervised and ensures that contractor service levels are achieved. - Update Work requests and preventative maintenance records (Angus) - Portray a professional image of the organization as the front-line contact with clients/tenants and sub-contractors, including wearing proper attire and identification. - Demonstrate excellence, enterprise, and enthusiasm in their association with co-workers and clients. QUALIFICATIONS, KNOWLEDGE & EXPERIENCE - Minimum of three (3) years of relevant experience making repairs to commercial buildings, with customer service experience as well. - Ability to read and interpret specifications, As-built drawings and other construction related documents. - General knowledge of construction and maintenance best practices. - Possess superior organizational skills to prioritize workload, time management and critical thinking skills. - Knowledge in Microsoft office is an asset. - Self-motivated and adaptable with a strong willingness to learn and be challenged. - Must be bondable and possess a valid class 5 driver’s license with a clean driving and criminal record. - Ability to walk long distances, stand for long periods of time, and lift up to 50 pounds. - Must know how to use power tools and hand tools. EXPECTED COMPENSATION - Annual Base Salary: The expected salary range for this role is $70,000 - $80,000 per annum.
