Base Salary Range: $75-90k (based on skills and experience)plus, Bonus and BenefitsScope of PositionThe Development Coordinator supports various RFP Development projects from concept to completion. This role involves proactively coordinating with internal and external stakeholders to manage project milestones and ensures successful project delivery from pre-construction project budgeting to municipal permitting and approvals. You will be supported by and work closely with the Development Manager and other team members to deliver timely projects to construction.Key Responsibilities:Project Planning and Execution:Support acquisition activities by coordinating assessments and viability of potential development sites and due diligence. Assist with development feasibility studies, management of site evaluations and consultant involvement.Coordinate high level hard costs (from construction), as well as specific soft costs including consultant and municipal fee budgets for the proformas.Support the Development Manager in facilitating the municipal approvals process to expedite our applications (Rezoning, DVP, DP, BP, etc.). Liaise with municipal authorities and community stakeholders to manage political and public communications, and act as a contact for all city correspondence regarding development.Assist in leading stakeholder engagement and negotiating legal agreements under the guidance of the Development Manager.Assist with the coordination of consultants throughout the duration of the project, until BP issuance.Work on environmentally sensitive and contaminated sites, liaising with environmental consultants and supporting remediation and certification processes.This role is responsible for drafting pre-construction project reporting. Project reporting includes monthly or quarterly site-specific development reports for both internal and external (investor/stakeholder) audiences.Cross-Departmental Collaboration:Collaborate with the Acquisitions team to provide input on potential projects for due diligence.Work with the Finance team to support loan applications and project financials.Coordinate with the Construction team on design, development, and marketing issues.Work with the Legal team to execute municipal approval requirements and provide input into sales and leasing documents.Collaborate with the Sales & Marketing team/consultants to facilitate successful project campaigns.Work with the Asset Management team to manage tenant relationships on development properties.
