We are seeking a Property Manager to join our growing team. Reporting to the President, the Property Manager will lead all real estate activities related to asset management, leasing, development, and education. The Property Manager will be involved with all aspects of managing a portfolio of properties (both residential and commercial) and managing a team to service the portfolio of properties.

Job Details :

  • Guide property management and operations, maintenance, leasing office (rent collection, occupancy/vacancy management, tenant relations), contracts (vendors, insurance), and property tax reviews.
  • Negotiate and manage all new lease and renewal activities, including advertising and applicant screening.
  • Coordinate construction and renovation projects, including liaising with engineers, architects, general contractors, subcontractors, and municipal staff.
  • Coordinate maintenance and compliance activities as necessary.
  • Maintain satisfactory tenant relations on both sides, including addressing tenant issues are they arise, taking proactive actions to avoid issues, maintaining an effective system of rent collection, and following up with arrears.
  • Ensure legal and contractual obligations are met, agreements are properly prepared and executed, and that occupancy rules and regulations are understood and adhered to.
  • Develop standard operation procedures for the Property Management team.
  • Develop and implement property management best practices.
  • Lead seminars and give presentations for prospective property management associates, real estate agents, and owners.

Skills and Experience :

  • 3+ years of relevant experience in managing multi-site real estate portfolio.
  • Strong financial background.
  • Strong technology abilities, including familiarity with Outlook, Word, and Excel.
  • Excellent organizational and leadership abilities.
  • Demonstrated acumen in business fundamentals, with strategic thinking skills and detail-oriented nature.
  • Results driven with strong problem-solving skills.
  • Proven ability to build credibility with a variety of stakeholders.
  • Knowledge of all relevant governing legislation including but not limited to Residential Tenancies Act, Commercial Tenancies Act, Labour Relations Act, Fire Code, and Occupational Health & Safety Act.
  • Knowledge of Lease Agreements, relevant legislation, and general legal concerns.
  • Excellent negotiation, communication, and interpersonal skills.
  • Resourceful, ability to access information needed for sound decision making.
  • Desire to be self-directed and self-managed, with the ability to work independently.
  • Accountability for actions and the ability to recognize how decisions and responsibilities may impact stakeholders.
