THE ROLE:

Reporting to the President, the Maintenance Operations Supervisor will Lead a team of Technicians and oversee and be responsible for all building maintenance and operations for the Calgary portfolio. They will ensure that all employees conduct their assigned tasks in a safe, efficient, accurate and professional manner while performing to the company policies and procedures and the appropriate laws that govern them.

RESPONSIBILITIES:

  • Ensures the effective maintenance and operation of buildings, building systems, grounds, equipment and hardware by utilizing efficient planning and scheduling and ensuring work is completed according to applicable regulations and standards.
  • Manage and provide leadership for all direct reporting employees, overseeing the combined maintenance operations management of the portfolio to ensure high standards of safety, accuracy and profitability.
  • Monitor the daily work activity of team within the assigned area to ensure safety procedures set by the department and regulatory agencies, such as Alberta OHS Act, are fully complied with and that work is progressing according to plan.
  • Facilitate training for employees to safely, efficiently and with high attention to detail to complete all jobs and projects assigned.
  • Maintains the Yardi Voyager system including preventative maintenance schedules and plans; reviews and adjusts schedules as necessary according to building system maintenance requirements, budget constraints, and available resources; ensures each scheduled review is consistent with good engineering and safety practices.
  • Plan manage and execute capital and operations approved budgeted items
  • Plan, delegate and monitor assigned work orders for your portfolio's commercial and industrial properties.
  • Complete daily checklists for your assigned properties including but not limited to grounds, building, storage, suite, common area and all mechanical/electrical rooms.
  • Conduct monthly inspections of all properties in the portfolio and facilitate work orders as needed.
  • Participate in the development of budgets for each fiscal year and further participate in reconciling and analyzing monthly/weekly financial data to ensure budget costs are met.
  • Assist in sourcing, reviewing, and summarizing quotes and budget items and projects.
  • Ensuring adherence to the Occupational Health and Safety program including but not limited to training for staff and following health and safety maintenance procedures. Advise Human Resources or the Health and Safety Coordinator of any incidences or near misses for reporting and follow up.
  • Assist in creating and implementing disaster preparedness plans and building operations manuals.
  • Proactively address and professionally resolve all operations and building maintenance items.

  • Ensure the team has all the resources, tools and inventory to get all jobs done in a timely manner.
  • Other duties as directed or required by the manager.

QUALIFICATIONS SKILLS & ATTRIBUTES:

  • Trades Qualification as a journeyman in a relevant trade and/or 5 class Power Engineering certificate
  • Five (5) to seven (7) years recent, related experience including a minimum of two (2) years direct supervisory experience or an equivalent combination of education, training and experience.
  • Demonstrated leadership skills and the ability to lead and inspire staff and build a team environment that fosters trust and respect.
  • Excellent verbal and written communication skills with the proven ability to build a safe, healthy culture amongst a diverse set of employees.
  • Construction and general maintenance background.
  • Strong knowledge of residential and commercial buildings.
  • Well organized, resourceful and able to meet strict deadlines with accuracy.
  • Strong ability to plan, prioritize, multitask, execute and follow through on a multitude of projects and initiatives, with the ability to report updates to the Property Manager.
  • A proven track record of measurable accomplishments and improvements in previous roles.
  • Strong knowledge of residential and commercial buildings.
  • Possesses business acumen and analytical skills to anticipate financial and business requirements and ensure effective use of resources.
  • Comprehensive knowledge of working relationships and trades needs in a maintenance department.
  • Demonstrated ability to operate current computer applications such as word processing, database, spreadsheet, and maintenance management systems.
  • Laptop, mobile phone, and digital literacy capabilities, including experience with Microsoft Office Suite and/or other programs and databases. The ability to adapt to new technologies.

Job Type: Full-time

Schedule:

  • 8 hour shift
  • Monday to Friday
  • Weekends as needed

Experience:

  • Supervising: 2 years (required)
  • Maintenance: 5 years (preferred)
