Department: Commercial – Store DevelopmentReports to: Director, Real Estate DevelopmentLocation: North Vancouver, Your Opportunity at ARC’TERYX:As the Real Estate Specialist, you will lead real estate market research, market analysis and real estate projects to support Arc’teryx store growth in North America. You will partner with Real Estate Managers to identify future store opportunities, manage existing locations by negotiating lease renewals and short-term leases. You will ensure that expectations are set on quality, timelines, budget, and analyze new lease commitments to confirm accuracy and competitiveness are aligned with the vision, goals, and brand’s purpose. This will require hands-on leadership as we navigate new communities globally. This role is based out of our North Vancouver office and is open to hybrid work. Candidates must be eligible to work in Canada.Meet Your Future Team:The Store Development Team collaborates with key stakeholders and strategic partners in the global development of new retail stores by identifying future locations, assessing the viability, developing business cases/executive summaries for proposed locations, and working with regional teams to develop a market plan. This position will work closely with Real Estate Managers, Store Designers and Construction Managers, to manage our real estate in North America. If you were the Real Estate Specialist now, here are some of the core activities you would be doing:Working with regional teams to create five-year market plan identifying future location opportunities, assessing their viability, developing business cases/executive summaries for proposed locationsSupporting business planning with qualitative and quantitative market dataAnalyzing store performance, occupancy costs against industry standards and competitorsEstablishing and maintaining landlord and broker relationships to inform the real estate community of company objectives and site requirementsNegotiating short-term leases, renewals, lease extensions, partnering with key stakeholders including legal, operation, finance, store design and constructionManaging lease obligations across existing store portfolio and store lifecycle initiativesHere are some of the things you could be working on in the future:Leading leasing projects including new stores, concepts, marketsCoordinating vendor proposals and contract negotiationsIdentify and leading process improvement initiativesAre you our next Real Estate Specialist?
