Job Description : CPP Investments has an exciting opportunity in our Real Estate Valuations Group, a team with offices in Toronto and London, UK, who are responsible for developing an independent view of fair value for the $50 billion global real estate portfolio. The valuations of our investments are the basis for key decisions made to manage the CPP Fund, including asset allocation, risk management and financial reporting. The position is based in our Toronto office and is focussed primarily on the Fund’s Americas real estate portfolio.

The investments in the Americas consist of a cross-section of institutional quality assets in Canada, the United States and Brazil, and represent about half of the global real estate portfolio value. The Analyst, Real Estate Valuations is responsible for supporting quarterly property and portfolio level valuations, analyses, and reporting, interacting with internal and external stakeholders, and contributing to the ongoing evolution of our valuation oversight and processes.

Role-Specific Accountabilities :

  • Assist in quarterly real estate valuations and reporting deliverables for assigned portfolio(s)
  • Identify, review, and incorporate relevant partner reporting and property information
  • Research and integrate pertinent market activity, surveys, and commentary
  • Build and maintain complex dynamic valuation models using Argus Enterprise software
  • Review and assess external appraisals, collaborating with appraisers and internal stakeholders
  • Challenge and test assumptions and sensitivities at the asset and portfolio levels
  • Provide insightful valuation analysis to identify material quarterly valuation movements and drivers
  • Stratify and analyze large data sets to identify performance trends, correlations
  • Maintain and support the enhancement of portfolio schedules, data bases, reporting and analytics
  • Report and defend valuation results to Valuations leadership, investment teams, and other internal and external stakeholders
  • Establish relationships and coordinate efforts across multiple CPP Investments’ global offices, partners, and functions
  • Support initiatives to evolve global processes and reporting
  • Other duties and/or projects as required

Qualifications :

  • Relevant undergraduate or advanced degree - real estate, valuations, business, economics, math
  • Understanding of intermediate accounting and analysis of financial statements
  • Interest in actively attaining AACI, or equivalent international professional accreditation
  • Strong financial and analytical skills
  • Commercial real estate experience preferred - valuations, investments, asset management
  • Understanding of real estate valuation methodologies and practices
  • Experience using Argus Enterprise is an asset
  • Advanced user of Excel, competent in maintaining and analysing large sets of data
  • Experienced with MS Office, familiar with Tableau or similar data-presentation tools
  • Microsoft BI, VBA, Python, and/or SQL beneficial
