POSITION : Construction Manager

DEPARTMENT : Acquisitions and Development

REPORTS TO : Chief Operating Officer

SALARY :$140,000 - $180,000 per year

LOCATION : 100 Sheppard Ave, E., North York

POSITION OVERVIEW

KEY RESPONSIBILITIES

Project Coordination and Management :

  • Manage all construction-related activities, including renovations, upgrades, and repairs for base building systems such as HVAC, electrical, and plumbing.
  • Coordinate construction projects, including bid document preparation, contractor analysis, and agreement negotiation.
  • Develop accurate cost estimates and budgets for capital expenditures and maintenance projects.
  • Oversee architects, designers, engineers, and consultants for all projects.
  • Ensure compliance with design specifications, timelines, and budget constraints.
  • Implement strategies for identifying and mitigating potential risks throughout the construction process.
  • Facilitate effective communication among stakeholders, resolving conflicts, and providing regular updates on project progress.

Site Supervision and Compliance :

  • Perform site visits, supervision, and documentation of projects.
  • Inspect projects for compliance with building codes, safety regulations, and company policies.
  • Ensure required project documents are created, approved, and filed appropriately.
  • Track project costs and report versus budget.
  • Ensure permits are closed and work is completed to approved standards.
  • Uphold quality assurance standards, ensuring all work meets quality specifications.

Stakeholder Liaison and Collaboration :

  • Liaise with municipal authorities, utility providers, and other stakeholders.
  • Develop strong working relationships with all disciplines within the organization.
  • Provide technical assistance to property management staff and other departments.
  • Assist in property evaluation for potential acquisitions.
  • Collaborate with investment and energy management teams throughout the acquisition and capital delivery process.

Reporting and Analysis :

  • Provide consistent status reports and risk mitigation strategies.
  • Conduct post-project reviews and address punch list items.
  • Provide financial project forecasts and reporting to stakeholders.
  • Oversee and execute planned capex programs within the assigned portfolio.
  • Incorporate sustainable practices into construction projects where feasible.

Suite Renovations and Quality Control :

  • Oversee all aspects of suite renovations, including design specifications and contractor coordination.
  • Assess quality control and quality assurance throughout renovations.
  • Problem-solve design, logístical, and site issues with contractors and consultants.

QUALIFICATIONS

  • 5-7+ years of experience in construction processes including project management, project administration & coordination, preferably in the multi-residential asset class.
  • Post-Secondary degree/diploma in Building/Construction/Architectural Technology or equivalent.
  • Strong knowledge of construction methods, materials, practices, procedures, and building codes.
  • Strong knowledge of contract and procurement documents and accounting processes.
  • Experience with negotiation and tendering contracts.
  • PMP certification is an asset.
  • Proven leadership experience, with the ability to effectively lead and manage teams.
  • Excellent problem-solving skills, with the ability to identify and address challenges during construction projects.
  • Proficiency in MS Projects or other project management tools.
  • Understanding of applicable codes, bylaws, regulations, and standards.
  • Familiarity with construction accounting practices.
  • Ability to review and understand mechanical, electrical, structural, and architectural drawings.
  • Proven track record of managing multiple concurrent projects from inception to completion.
  • Valid G driver's license and access to transportation.
